The WWV HOA Members’ Annual Meeting & Election of Board of Directors should always be the first Wednesday of November. In 2025, that date (November 5) came and went with no meeting or election – without mention.

12/09/25 The property manager replied to my query stating that a Call for Candidates letter was mailed to HOA Members and whoever responded was sent an email blast with additional information. I replied stating that I had not received that letter or an email blast, and neither had any other homeowners that I’ve talked with. I also said I wanted to be on the ballot and asked what else I need to do; I received a form to complete but was also told it’s not necessary. It is now 1:45 a.m., Friday, December 12; if and when I get news from the property manager or the Board, I’ll add an update here.
An Editorial Side Note: It is curious that the very reason two homeowners filed a law suit against the HOA was that the 2024 election was delayed, and now, as Board members, the 2025 election is delayed.

12/03/25 I posted a query to the property manager via the web portal and followed that by mailing a letter to the property manager and the Association’s Board. Basically, I questioned the legality of holding the December 17 election because a call for candidates had not been sent to HOA Members as required by law (Property Code, Title 11. Restrictive Covenants, Chapter 209. Texas Residential Property Owners Protection Act Sec. 209.00593. Election of Board Members [subsection a-1])

11/25/25 An email blast to HOA Members announced an Annual Meeting & Election for Wednesday, December 17; the email was followed by a letter mailed to Members, dated November 26. Both included a copy of a proxy to complete if the homeowner did not plan to vote but would sign that privilege over to another homeowner. To me it seemed strange that they would provide a proxy (to me, a form of a ballot) before announcing the slate of candidates – even before putting out a call for candidates; 22 years as a homeowner in WWV and this was a first. Illegal? Maybe; I’m not sure. Irregular? Certainly!

10/17/25 The term of one Director (Larry Helm) is expired. But the Board has issued no call for candidates or election notice.

If the Board does not hold the meeting & election, then the HOA Members (homeowners) have legal recourse.
